Our strategy is to find great locations, determine realistic ways to add value to a property, establish partnerships of investors, and execute the business plan, using 100% equity funded investments.

  • 01. Discovery

    Realty Funding Source (RFS) uses its experience and local knowledge to find development properties.  After we complete our due diligence, we determine how to add value to the property and if the project is a good fit with RFS and our investors. Once a project has been identified, we develop a plan of execution and bring together investors under Rule 506 (b) of the JOBS Act.

  • 02. Interested Investors

    An interested Investor can learn the general investment information online via a secure login or in a private presentation. The Investor can then request more information about the Offering, including the Private Placement Memorandum, from Realty Funding Source. All investments are Private Placement 506(b) Offerings; when RFS receives a request for additional information, each Investor is vetted to determine if they fit the criteria for a 506(b) Offering. RFS wants all Investors to be educated on Offerings, so we provide complete Offering transparency and encourage all Investors to do their own due diligence. This is truly a partnership, it should be beneficial to the Investor and Realty Funding Source - not all investments fit the needs of every Investor.

  • 03. Investment and Partnership

    Once an interested Investor decides to move forward with the investment process they will work directly with a RFS Team Member to complete the necessary documents.  Realty Funding Source will take the submitted documents through an Anti-Money Laundering (AML) check that verifies identification, accreditation, and Government protocols to protect the entire partnership and Business.  RFS reviews each Investors information, checks for compliance, and accepts or denies the transaction.  The Investor will send funds to an FDIC insured bank account where the money will be held until the Offering is fully funded.  Once the Offer is fully financed, the funds will be transferred to a Construction Escrow Account and the improvements outlined in the Offering will commence.  Upon completion of each phase of the development, funds are drawn from an operating account to pay for successfully completed property improvements (value added).
